Emergency Plumbing
Answered around the clock for active leaks, backups and no-water situations.
Around the civic centre the housing gets mixed: original 1950s singles, duplexes carved out of them, and later apartment infill, often several units drained through one aging lateral.
Line answered 24/7 · same-day and emergency response
A lot of these properties are doing more work than they were built for. A house plumbed for one kitchen and one bathroom now serves two units, with an added bath teed off a branch that was never sized for it.
That shows up as pressure that drops off a cliff at peak times, drains that back up into the lowest fixture, and water heaters that never quite keep up regardless of how new they are.
Mixed stockLoad, not age, drives most of these calls, though the age does not help.
Dispatch here is quick (it is central) but multi-unit work needs a minute of planning. Knowing who can grant access to which unit, and where the cleanout and the main shutoff are, is often the difference between a two-hour visit and a return trip.
If you manage a duplex or fourplex in this pocket, ask about mapping the shutoffs and cleanouts on a non-emergency visit. It is a small cost that makes every future emergency substantially cheaper.
That is an emergency call. The line is answered every hour of every day.
The full list is dispatched here. These six are what happens when several units drain through one aging lateral.

Located under concrete, then rerouted or opened, with the reasoning explained.
Kitchen, laundry, tub and main-line stoppages cleared and diagnosed.
Cracked clay and rusted cast-iron laterals repaired or replaced.
Tank and tankless replacement to California strapping and venting rules.
Copper or PEX through a single-story ranch, sequenced to keep water on.
Around the town centre the housing mix changes block to block: 1950s single-family houses next to apartment courts and duplexes, often sharing an alley and sometimes sharing a sewer connection. The plumbing consequence is that two neighbouring calls can need completely different approaches, one a straightforward lateral on one house, the other a shared line carrying the load of six kitchens.
Rental turnover matters here too. Fixtures in tenanted units get used harder and repaired faster, which over decades leaves a patchwork: a modern flush valve on a 1950s closet flange, a disposal fitted to a drain that never had the fall for one, angle stops that have been replaced twice and a branch line that has not been touched since the house was built. The patchwork is usually where the fault is.
Jetting and camera work need access, and access around the town centre can mean an alley, a shared driveway or a cleanout behind a fence. Telling us the layout on the phone (where the cleanout is, whether a truck can reach it, who holds the gate key) is what keeps a visit to one trip instead of two.
Yes. Shared laterals, multiple water heaters, individual unit shutoffs and coordinating access across tenants are all routine here. Say on the phone how many units are affected so the right equipment comes out the first time.
That is between owner and tenant under your lease and California law, and we do not adjudicate it. What we can give you is a written cause (camera footage showing roots, grease, or a structural defect) which is usually what the question actually hinges on.
Usually, if there are individual shutoffs. Where there are not, water goes off building-wide for the duration, which is a good argument for having them installed during a scheduled visit rather than discovering it mid-emergency.
We would rather not, and usually do not have to. An exterior cleanout is faster, cleaner and safer for the finishes inside. If there is no accessible cleanout, we will talk through the options and what installing one would involve before anything comes through a fixture.
Either can call and we will attend, but the person authorising the work has to be the one responsible for the property. We will describe the fault and the price to them before starting, so a tenant is never on the hook for a decision that is not theirs.
Same trucks, same line. The Town Square blocks run straight into the civic centre area, and the distinction rarely matters to the repair.
